Everybody is doing mistakes while investing. Stopping investing would be the biggest mistake you make. More mistakes you make, more you learn. Investing is marathon, not sprint. You should not worry about losses in short period time, especially if you are young, you still have a lot time before retirement.

Not everybody wanna deal with tenants and it is not very liquid asset. You have to have a lot knowledge if you wanna invest into real estate. If it would be that easy, everybody would do it. I wouldn't rent to anyone except maybe to someone I already trust like my mom.

I am not saying it is not good business. It is actually one of the best because you can avoid taxes as much as possible that way, but it can also be very tressful and demaning. Your tenants may destroy your house and you have to hire lawyers and stuff. I don't wanna deal with this.
